How do you guide new landowners through more than 40 pages of rules and regulations?


When purchasing a plot at Blue Bay, new owners encounter statutes, general provisions, building regulations, and practical rules for living at the resort. This information is important, but together forms a substantial package of documents.

The challenge was therefore not to replace those formal documents. New owners still need to read and understand the official regulations. The question was how to ensure that they quickly know what it is about, which topics require extra attention, and why those rules are important.

Together with the Blue Bay team, Maxcademy developed a short explainer animation that introduces the key rules in an accessible and visual way.

From legal and technical document to clear explainer

Selecting the essence

We distilled long documents down to the topics that a new owner must first recognise and understand.

Scripts in understandable language

Maxcademy translated rules and procedures into a logical narrative without resorting to legal or technical jargon.

Images and voice-over make the information quicker to scan and help the viewer to place the most important rules in their context.

Clarity without removing the nuance from the rules


The source information for the plot introduction contains various topics: responsibilities of the Homeowners' Association and the owner, building regulations, approval processes, maintenance, use of the property, and practical living rules at the resort.

Instead of reading that information verbatim in a video, we first made a substantive selection. We then arranged the rules in a logical order and wrote a script that guides new owners step by step through the key points.

The animation thus serves as an accessible introduction. The viewer quickly gains an overview and then knows better which official documents are relevant and where more detail can be found.

Also explaining complex procedures and digital systems in an understandable way


For Blue Bay, we also developed instructional content around access management for residents, visitors and security. Various components needed to come together clearly: resident and visitor entrances, digital access passes, apps and the system with which access rights are managed.

Here too, the core was the same: not starting from the system or the procedure, but from the user. What does someone need to know? What action should he or she take? And what exceptions or follow-up steps are important to prevent mistakes?

This collaboration with Blue Bay shows that animation is not only suitable for marketing or introduction, but also for making rules, processes and operational instructions understandable.
